We redesign your home from a video call

Planning an extension or a loft? We draw it remotely and see it through the council.

You film the rooms, send a few photos and the measurements we ask for. We turn them into accurate existing plans, propose the new layout and prepare every drawing your project needs — from the first sketch to the set your builder prices from.

Local planning authority

We prepare, submit and follow your application with the council on your behalf.

We deal with the council, so you don't have to

Applications go through the Planning Portal or straight to your local planning authority. We keep you updated at each stage of the decision.

Permitted development check

Before drawing, we check whether you need full planning permission, a householder application or a lawful development certificate.

Complete application pack

Forms, location and block plans, design statement and drawings assembled and submitted in one go, with the council fee shown upfront.

Talking to the planning officer

We answer queries, send amended drawings if requested and keep the application moving through the eight-week determination period.

After the decision

We explain any conditions attached to the approval and move straight on to building regulations drawings when you are ready.

Questions homeowners ask

What to expect from a fully remote design service

Can you really draw my house without visiting it?

Yes. A guided phone video, photos of each wall and a handful of tape measurements give us what we need for accurate existing plans. If anything is unclear we ask for one extra measurement on a quick call.

Measured surveyRemote process

How long does the whole planning route take?

Survey and concept usually take two weeks, planning drawings about ten working days after you approve the layout. Councils then aim to decide householder applications within eight weeks of validation.

TimescalesPlanning permission

Do I need planning permission for a loft conversion?

Many rear dormers fall under permitted development, in which case a lawful development certificate is the safer route. Conservation areas, flats and front-facing changes usually need full planning — we check this first.
